What is my Zoning and Land Use Designation?
A zoning designation pertains to the type of zoning district that the property is located in. A separate land use designation is applied by the City’s Comprehensive Plan Future Land Use Map, and the two designations are meant to be consistent. What is my Zoning and Land Use Designation?

Does the City have a Comprehensive Plan?
Yes. Under state law, all local governments are required to adopt a Comprehensive Plan.

What is a setback?
Setback requirements are based upon your zoning designation, and are the required distance that any structure has to be from the nearest property line. You can obtain setback information by calling the Community Development Department at 727-724-1555.

Does the City have impact fees?
Yes. Impact fees are charged to new construction and are designed to offset the impacts to provide services that accrue to the City to accommodate growth. Generally, impact fees are charged at the time of building permit, and are charged for public safety, sanitation, sanitary sewer, transportation, libraries, and parks and recreation.

What do I do if I want to annex?
If your property is located with the City’s planning and municipal service area voluntary annexation is encouraged. In order to annex you must be contiguous to a property already located in the city limits. Annexation applications can be obtained from the

What are the property tax implications of annexation?
Generally, given the City’s low tax rate there can be a slight savings in property taxes due to the fact that you will no longer be required to pay certain district taxes that you pay if you are located in the unincorporated County. Those district taxes include the County MSTU, fire, and library cooperative taxes.
